1. I drive a truck. In that truck are tools... In addition to looking out for your home, I can actually perform several tasks that may arise rather than retaining a service/repair company. I am not talking major repairs, but I am talking about the majority of things that other home managers would call a contractor out for right away. Then, you would get double billed, once by the contractor and then again by the person watching out for your home to sit there and watch them. Don't get me wrong, I know what I am not qualified to work with and at that point, I too will call in for the professionals. But, there are many things that I can do on the spot and be done with...
2. I am pretty handy around a computer. I am a computer hobbyist and enjoy making them, (PCs), work the way they should.
3. I am also handy around pool and spa issues. In particular, water balance issues. I am equipped to oversee and make sure your pool person is doing the right thing for the long term life of your pool/spa.
4. Web photos. Each client gets their own web page with a picture of their Tucson home on it, (for when they are away and miss it), and also other useful information. Often, I will post photos of things that happen around their home while they are away. Recently, I was able to photograph a Bobcat on a clients property. They got to see it as well, even though they were 500 plus miles away... I always have my digital camera on hand!
5. Visit log sheet. I will fill out a log sheet on each visit. Most of the time, "all is ok" will show up. But, if anything else is found or needs to be reported, there is where you will find it. I mail those out monthly with an invoice.
6. Does your current home manager have a ladder and or is he/she willing to climb it and check your roof and drain spouts now and then? I do/am.
7. I have been doing this for over 15 years... The ideas and solutions that I have collected in that time have proven to be priceless and have saved my client's more than one or two headaches and money on many occasions.
